What am I missing?

The actual profit is 30.6-1.7 = 28.9

listing fee = 5% = 1.7G
shown profit = listing price -10% sale fee = 30.60 G
real profit: listing price – 5% listing fee – 10% sale fee = 28.9 G

And: yes, they could have made it way more understandable!

Yes, easy way to figure this out if you are confused.

Selling an item for 100g means you’ll get 90g projected profit, however at 100g 5% is 5g, so you’ll actually get 85g total back instead of 90g as it appears since you paid 5g to list it.
