Housing and lost opportunity costs
While I don’t know how many players the game has / how many copies have been sold, about 3.5 million copies were sold in the first year. That was two years ago, so let’s be super generous and say the number is 7 million now.
Do you think one out of seventy players are likely to spend money on housing doodads at the same rate that you do? If we -don’t- assume that the game went full-steam ahead after launch year, is that number still realistic?
If it seems like these numbers seem a bit too arbitrary or incomplete to firmly say how much money would or would not have been made, that’s because they are arbitrary and incomplete. Food for thought, as long as we’re saying things like “That’s $30,000,000 in lost revenue because ArenaNet isn’t implementing <niche feature>.”
Guild Halls, if and when they arrive, are supposed to be customizable, so you may get your ‘housing’, just in a different form.
Feel free to spend as much cash as you desire. I’m sure ArenaNet will be most appreciative.

When a company doesn’t care about RolePlay in their game, adding such a feature would’ve been “lame” from their part. So even though you’re right, and even though other games added housing and got a huge cash grab from all the RPlayers (and not) in their game, it’s not going to work in GW2.. Why? You say it yourself on the first post of this thread. Why would they bother now? The damage has already been done, and i doubt the two once grand RP communities (TC and PS) will return to their former glory if Anet decides to throw a bauble at their feet and try to lure them back in.

They won’t add “housing”. Guild Halls will hopefully be for same thing as in GW, Maps for Guild Battle PvP

I disagree completely with your statement about community distruction, but I’d love instanced housing, rather than just a “home” instance with the only personalisation being adding nodes to it
