I apologize in advance b/c I’m sure this has been discussed.

So here is my suggestion. Make every home in Tyria claimable as an account wide house. Either instanced upon entrance or just locked by a door. Each home is predefined as part of a city or territory and can only upgrade and change its look within the parameters of that zone (i.e. DR homes will always look like they belong their.)

Access: Simply walk up to the front door and a UI window will appear and ask if you would like to purchase that specific home.

Upgrades: A set number of items as editable or a certain number or items can be active at a time. This could keep lag down a bit. Add furniture, color, flooring, paint, props, personal waypoint, bank access, etc.

Crafting: Add new crafting professions for these cosmetics (maybe some other things like home bank access, Black Lion deliveries, etc as well)

Help Tour Guides can show players what homes are currently for sale.

Keeping the House Players can be refunded their Gems or gold(partially? fully?) if they are inactive for “x” number of months or they can unclaim the property.

Selling Make home deeds for sale on the Black Lion. Each location with a preview of the property in either thumb nail or quick map reference.

So what does all of this do for GW2? First and most importantly, it adds depth to the game world. Giving players a chance to own a part of Tyria will cause people to become more deeply invested in the world as they connect to it on a more personal level. Second, it adds new crafting professions to the game again adding depth but also causing new interested and expanding one of the current game modes. Finally, it gives Arena Net another source of income. Unique chair skins, fireplace bricks, taxidermy, paintings, rugs, shingles, doors, paints and so much more could be added regularly to the Gem Store. Skin sells in this game. We’ve seen it regularly with weapons and armor and this could be another outlet for that.
