Watch your HD indicator light. I bet it’s not reading for almost that entire time.
Its almost never loading, so yeah it has to be network (?) related, and not IO.
Hell, porting between close WPs should be instant since everything is already in ram/cached, instead its taking ages.

Ok, so I´m not crazy!
Since latest patch I noticed some crazy load times (about 1min or more on some zones). Im using a pretty kitten fast setup ( 2x Adata XM11 SSDs in RAID0 ), it should NOT take this long to load maps!
Even within the same zone (close waypoints) is showing me the load screen!!!
